Any decent rehearsal spaces in Phoenix these days?

I used to use francisco studios back when I played with Rituals, but the sketchy area/sketchy power/random fires is kind of off putting. They're looking to leave now too, so we're gonna have about three bands going in on it, so rent won't be a huge issue. It just seems that most places in AZ these days are pay by the hour kind of deals. Any advice?
